It is now a legal requirement for all commercial buildings to have an Energy Performance Certificate (EPC). You cannot sell or lease your business property without first obtaining an EPC.

The Government is committed to reducing the CO₂ emissions in the UK and measures have been introduced in England and Wales to establish the energy efficiency of commercial buildings.

An EPC is required for all the following premises:

• Retail Units – Shops & Retail Outlets
• Offices – Office Blocks and Offices for small businesses (SME)
• Commercial Buildings
• Industrial Buildings
• Warehouse
• Supermarkets
• Charity Shops
• Social Housing – Housing Associations
• Landlord Property
• Any building either for rent, lease or licence
  

An EPC must be made available to prospective buyers or tenants of commercial property. The responsibility falls to the seller or landlord and there are legal penalties for not possessing an EPC on commercial properties being let or sold.
